3. Check-in is by APPOINTMENT between 3:00 pm - 6:00 pm EST As we use UV medical grade lights to disinfect the guest rooms before check-in. This process requires a min of 1.5 hours to complete. Late check-in is between 9:00 pm -10:00 pm EST for an additional fee of $30 – If you arrive after 10:00 pm the fee will be $30 per hour. We offer one parking spot per guest room - if you booked one room please arrive with only 1 car. We cannot accommodate oversize vehicles.
We are a small boutique hotel and cancellations affect us significantly, every reservation we receive is important and special to us. We take great care in preparing for your arrival - from room preparation to arranging any special requests for you. We sincerely appreciate each reservation we receive! It means we've committed to having your room ready and available upon your arrival.
If you have any concerns about possibly having to cancel, we do recommend inexpensive trip insurance available at www.InsureMyTrip.com We also encourage you to transfer your reservation as a gift to a friend or family member rather than cancel.

In the event of a pandemic, government shutdown, or an uncontrollable event, vouchers will be issued instead of refunds.
(minus the cancellation fee*) a refund will be honored when the reservation is for 1 room and canceled 31 days or more prior to the arrival date.
Refunds are not available when (a) your reservation was for 1 night or (b) you reserved more than 1 room or (c) cancellation is requested 31 days or less prior to the arrival date or (d) your reservation is for more than 1 room or (e) Late arrival or early departure falls within this cancellation policy.
*Cancellation fee is equal to the average cost of a one-night stay for the room reserved.
Check-in time is made by appointment - from 3:00 PM – 6:00 PM. Late check-in requests have to be pre-arranged and confirmed (a) when you reserve your room or (b) 1 hour prior to your arrival by call/text 516-633-2768 to make sure your host, Deirdre, is available to greet you. Check-out: 11:00AM. You are welcome to store your luggage here and enjoy the day and return later to collect your things. Late check-outs can be arranged for a fee of $25 per hour. With a maximum of an additional 2 hours. In the event you are not checked out of your room by 11:00 AM, we reserve the right to charge your method of payment for the additional time. Assistance with your luggage is available from 10:00 AM - 6:00 PM.
All rates are per room, double occupancy. Tax Rates: NYS Sales tax is 8.625%, Suffolk County Occupancy Tax is 3%. Rates and minimum stays are subject to change on holidays and special events based on demand. Prices and terms are subject to change without notice.
Guests who smoke in a nonsmoking room will be charged $250.00 (plus applicable taxes) for deep cleaning service. They will also be responsible for any losses or damage the Hotel may suffer.
Unfortunately, we cannot accommodate people with disabilities
We offer 2 Dog-Friendly rooms for well-behaved dogs. The Vanderbilt room can accommodate a dog 60 lbs or less. The Harbor hill room welcomes dogs under 30 lbs. Dogs are not permitted on the beds.
The Inn currently allows guests to bring their dogs to the Hotel. The Inn has a strict Pet Policy that our pet owners must follow in order to ensure that all of our guests enjoy their stay in maximum comfort. In summary, the Inn only allows dogs under sixty (60) pounds to stay at the Hotel and guests may only have one (1) dog per room. Guests are responsible for an initial pet cleaning fee of $130.00 (nonrefundable) per reservation in addition to a $15.00 per night fee throughout one's stay. Ultimately guests are responsible for all the actions of their pets. This includes any and all damage to the Hotel (physically and financially). Be sure to contact the hotel in advance in regards to your pet. The Hotel reserves and maintains the right to charge a guest for not adhering to the entire Pet Policy.
Dogs are not allowed in the common areas at any time. This includes The Entrance Lobby, Living Room, Music Room. Pet owners are responsible for the sanitary clean-up and disposal of their dog’s waste.
The Harbor Rose does not accept any liability for loss of or damage to any valuables or property belonging to guests or to their visitors.
It is, therefore, the sole responsibility of all guests to make arrangements for adequate insurance coverage on all valuable items prior to arrival at The Harbor Rose This includes but is not limited to, photographic equipment, laptops or other electronic devices, jewelry, cash, and vehicles.
Whilst every care has been taken by The Harbor Rose to ensure the safety of guests and their possessions whilst enjoying our accommodations, The Harbor Rose does not accept any liability in the event that any loss or damage to persons or property is experienced by a guest.
LOSS OF DAMAGE TO The Harbor Rose BED AND BREAKFAST ACCOMMODATIONS
Should The Harbor Rose Bed and Breakfast suffer any loss or damage as a result of omission by a guest or visitor or guest, the guest will remain liable for full reimbursement of such loss or damage incurred and will be billed accordingly.
